The space
FURTHER PHOTO’S WILL BE ADDED SHORTLY – The extensive parking area is at the end of a private drive, from which a path and some steps lead down to the garden and to the rear door into the kitchen.
Kitchen/Dining Room: the kitchen is fully fitted with double electric oven and hob, microwave, fridge with freezer compartment, dishwasher, washing machine. Dining area with lovely views.
Sunroom: off hallway with seating, lovely views of the Creek.
Sitting Room: Smart TV, DVD, open fireplace through to Reading Room and doors out to deck.
Stairs to First Floor.
Bedroom 1: kingsize bed (5’), single sofa-bed, basin, views.
Bedroom 2: double bed (4’6”), bunk beds suitable for children, views.
Bathroom: bath, shower cubicle, basin. Separate airing cupboard.
Separate WC.
The ‘Castle’: located across the garden, comprising open plan Sitting/Bedroom with double bed (5’), ensuite Shower Room with shower cubicle, basin, WC, tumble dryer, airing cupboard. French doors out to terrace.
Outside: decked area outside the house, overlooking the Creek, with outdoor furniture. BBQ .
A Private Path leads from the house down steps through the orchard and shrubbery to the lane by the village green.
Other things to note
Please note that while the house benefits from flat lawns around the house, some parts of the garden areas are steep and sloping in places and care should be taken. As a consequence, we regret the property is not suitable for children under the age of 7.
Maximum occupancy is limited to 6 adults + 2 children
Dogs may be permitted by prior consent although the garden is not enclosed and care should be taken.

Location
Lower Batson is a rural hamlet sitting at the head of one of many creeks and approx one mile from the town of Salcombe.
Salcombe lies at the mouth of the Kingsbridge Estuary in the attractive South Hams area of South Devon. Salcombe has a wide range of clothing stores, art galleries, independent boutiques, restaurants and delicatessens.
Crabbing on the quay has been loved by generations of children. Lower Batson is in an ideal location for boating, trips to the beach, ambling into town. There are various companies offering kayak excursions and hire, paddle board sessions and boat hire. There are picturesque river excursions during the summer months to Kingsbridge in this Area of Outstanding Natural Beauty (AONB), which also forms part of the South Devon Heritage Coast and mini ferry trips across the Salcombe Harbour to the sandy coves of East Portlemouth and South Sands. The gardens at Overbecks National Trust offer some of the best views of the Salcombe Estuary.
